How It Works

Each farm is structured in its own LLC. Investors participate directly in individual properties, receiving cash rent distributions and long-term appreciation.

• We identify and underwrite Midwest farms that meet our criteria

• Investors review materials and commit capital to specific farms

• Title is held in a property-level LLC; investors hold membership units

• GreenYield manages tenants, improvements, and reporting

• Investors receive semi-annual cash distributions and long-term upside

Fee Structure

Our fee structure is intentionally simple. We get paid to find, manage, and improve the land — not to bury investors in performance fees and complex waterfalls.

• Procurement / Acquisition Fee: 2.5% (one-time at closing)

• Annual Management Fee: 3.25% of Gross Venue

• No performance fee, no preferred return, no complex waterfall.
